Capitalizing Cream City

Investing with us

Milwaukee, often referred to as "Cream City" due to the distinct cream-colored bricks used in its historic architecture, offers a compelling combination of affordability, strong market fundamentals, development potential, and lifestyle amenities, making it a favorable choice for real estate investors seeking opportunities in the Midwest region. However, as with any investment, thorough due diligence and market research are essential to identify specific opportunities that align with your investment goals and risk tolerance.

Our Approach

Direct approach

We care for the lifetime value of our clients above all else, and we always act in their best interest to achieve success. Asset identification and value add strategies to maximize highest and best use.

What We Seek:

  • Strategizing: Our acquisitions team consistently evaluates hundreds of deals each month, emphasizing a strategic and discerning approach to real estate selection. Our priority is ensuring optimal outcomes for our investors by executing the right transactions at the opportune moments.

  • Operational Efficiencies: We concentrate on identifying opportunities that generate returns through enhancing the operational effectiveness of the property.

  • Buying Off-Market: We recognize the value in securing purchases without engaging in competitive bidding against other buyers. Morya Estates actively cultivates local real estate partnerships with sponsors who possess strong connections with property owners in the area.

  • Capital Investments: We enhance the value of our portfolio by strategically investing in capital improvements that elevate the overall worth of the asset and better position it to generate higher cash flow.

  • When many people think of real estate investments, they look to public Real Estate Investment Trusts (REITs); however, REITs are highly correlated to the S&P 500 and they are exposed to public market risk, volatility with generally 10-12% return. You also don’t receive tax benefits as you would with privately owned investments that are structured to avoid public market risk.
